Wittenberge is located between Germany's two largest cities, Berlin and Hamburg, and offers excellent conditions for commercial and industrial development thanks to its transport links to the rail, waterway, and, in the future, motorway networks. Assuming positive overall economic development, Wittenberge will have to provide additional space in the coming years to meet demand generated by, among other things, the future motorway connection to the BAB 14 and the trimodal transshipment terminal at the Elbe port.

As the available industrial and commercial space in Wittenberge is up to 90 percent occupied, the city is aiming to develop further commercially usable space in the immediate vicinity of the infrastructure axes in the medium to long term.

Demographic trends in recent years, characterized by a decline in population and an increase in the average age of residents, mean that land-intensive uses such as allotments and sports facilities are no longer needed or can no longer be maintained on the same scale as before. The aim of the feasibility study is therefore to examine these potential areas for future commercial use.

The expansion of commercial space will offer companies looking to relocate to the region new opportunities, which will have a positive impact on job creation and the city's business tax revenue.
