Current and prospective residential building sites are being identified for ten municipalities in the southern part of Berlin, and their opportunities and potential are being assessed. PSD Bank Berlin-Brandenburg eG is looking for a location in this area to construct energy self-sufficient buildings.

Based on a purchase profile provided by PSD Bank, areas with potential for residential development are being examined in the municipalities of Kleinmachnow, Stahnsdorf, Nuthetal, Teltow, Großbeeren, Ludwigsfelde, Blankenfelde-Mahlow, Rangsdorf, Schönefeld, and Königs Wusterhausen. The macro analysis provides an important basis for action for the subsequent acquisition of land.

As part of the macro analysis, we first identify potential sites that are suitable for residential development based on their location conditions. A key investment criterion is the suitability of the respective municipality as a place to live. We determine whether a municipality is suitable based on hard and soft location factors such as transport links, existing residential facilities, natural surroundings, noise pollution, and recreational value. This analysis is supplemented by a quantitative and qualitative assessment of the local housing supply. In the next step, we estimate the municipality's future attractiveness for residential development, based on overarching municipal developments and trends in demand. As a result, we identify a shortlist of potential sites with particular relevance for future residential development and create residential location profiles.

After completing the macro analysis, we research specific properties that match PSD Bank's purchase profile. To do this, we evaluate land use plans and legally binding development plans to determine whether they meet the purchase profile. This is followed by a location-specific analysis of the local, planning, and legal conditions for the potential development of the site. Finally, we determine the site potential based on the size of the site and possible development options once the key utilization figures are available. The relevant sites are then mapped in a geographic information system.
