We want to initiate an urban transformation for the area around Eberswalde station, thereby strengthening resilient urban structures, urban planning, mixed-use development, density, mobility, climate protection, and sustainability.
The city of Eberswalde has experienced strong growth in recent years. Due to the increasing demand for space for residential construction, service facilities, and educational institutions, the area around the train station is also becoming the focus of consideration and planning. Overall, the entire neighborhood is in need of significant urban redevelopmentāthe aim here is to match the extremely favorable location with appropriate functions and densities. To set the course for the future in this central area, EBP is conducting a potential analysis for the area surrounding the train station.
We conduct a comprehensive inventory of the areas surrounding the station using GIS. Based on this, the areas are subjected to a strengths and weaknesses analysis. In addition to the inventory, the analysis focuses on the development of uses, mixes of uses, and densities of use. The development potential is determined based on a defined catalog of criteria. Potential development scenarios for the various sub-areas can then be derived. In three development scenarios, we present land use balances and determine the possible number and size of residential and commercial units based on usage indicators. In a joint workshop with the city administration, we determine a preferred scenario and use it to sketch out a model for the station area. For selected sub-areas, we carry out the groundwork for urban planning competitions.
Key players such as authorities and companies, as well as the wider public, are involved through participation formats such as interviews, workshops, and seminars.
