The city of Schwedt intends to develop an inner-city plot of land. Due to its excellent location on the waterfront and in the city center, the development of this site offers the opportunity to increase the attractiveness of the neighborhood.
As a regional growth center and medium-sized hub, Schwedt/Oder fulfills a variety of central functions for the surrounding area. The city not only offers numerous public services that go beyond basic provisions, but also has appeal as a tourist destination due to its proximity to the Lower Oder Valley National Park and the cultural and historical diversity of the city itself. The development of the Alter Markt/Bollwerk site with high-quality buildings and future-oriented use is intended to help Schwedt further exploit its potential.
The market and location analysis carried out by EBP was intended to provide fundamental conclusions regarding the suitability of the site for tourism, accommodation, and entertainment purposes. To this end, a target group-specific analysis and evaluation of the potential was carried out, taking into account location factors and the competitive situation in the catchment area. This included a location and environment analysis and a demand analysis based on an assessment of the potential demand structure. We examined various operator models using profitability calculations. The assessments of the project's financial viability and implementation risk led to conclusions regarding the orientation of the site and the scope of the investment project. At the same time, we created the conditions for usage-specific marketing and targeted investor outreach. The market and location analysis was carried out in close consultation with the city of Schwedt and the relevant local stakeholders.
